lumbani, i would greatly appreciate it if you would call what you just saw a crack. it is, in fact, a check which indicates that the wood used to construct this beam is of higher than normal quality and suitable only for use as the framework for a house. and again, the best repair is to simply replace this beam with a different, more suitable beam of better quality. i think the beam you pointed out is a very poor choice of beam, but it is permissible to use it because of the specific type of house it is used in. it has very low web standards, so it allows the builder to use dimensions that give them more flexibility in both width and depth. this is a very economical design and if it is used as planned it is generally a good safe choice. however, i will say that a stronger beam is virtually always better than a weak beam. that very thin webbed beam is, as you say, a "straight from the box." far too weak for most purposes. and it's not likely to hold up even for a short time before failing. the very same beam in other applications would make a much stronger frame and would hold up much longer. a 4x6 or larger size beam would make a far superior choice. on the other hand, i could find no info about this particular house and it's usage, so i can't tell if it is the best choice for the jobs which this beam is designed for.

frankly, i would not have considered the home an option without a complaint from my home advisor reviewer and you. i learned my lesson in negotiating with contractors in the repair or renovation of my own house. i'm buying a new home, and will do it the same way. i'll choose a general contractor and a smaller, detail oriented builder if i can. i've already pre-qualified two candidates, and signed contracts with the best. i'll be looking for a very experienced, detail oriented builder who specializes in light frame houses. i want a builder who will know his way around the many details involved in light frame construction, and who has experience with about 40 year old, two part, hollow log, stick built light frame houses. 84d34552a1
